The permit set ran 41 sheets across Structural, Architectural, Electrical, Plumbing and Mechanical, and it arrived with the full supporting package rather than the drawings on their own. That package carried 165 pages of structural calculations, energy and Manual&nbsp;J load reports, the boundary survey, and the subsoil and percolation investigations.<\/p>\n  <p>A conventional coordination review rarely opens those documents, because reading a calculation package line by line against the drawings is slow work that does not fit a preconstruction schedule. On this project that is exactly where most of the findings turned out to live.<\/p>\n\n  <h2>What Flikt.AI Flagged<\/h2>\n  <p>The review returned 21 findings: one Critical, six High, eight Medium and six Low, carrying a combined flagged cost exposure of $69,878 to $219,817. Sixteen of the 21 came from reading the specification, calculation and energy package against the drawings, which is coordination work a sheet-by-sheet pass structurally cannot perform. Three of the findings are worth walking through.<\/p>\n\n  <div class=\"fl-cd-finding\">\n    <div class=\"fl-cd-finding-head\">F002 &middot; Critical &middot; Plumbing \/ Structural<\/div>\n    <div class=\"fl-cd-finding-title\">Gas Piping Sleeve Through Structural Slab Not Coordinated<\/div>\n    <p>The gas plan P-106 shows a PVC sleeve carrying gas piping through the concrete slab to the kitchen island cooktop, noted as compliant with Section 404.6 of the Florida Fuel Gas Code. The structural ground floor plan S-3.0 shows the 8&Prime; slab and its reinforcement, but indicates no sleeve or penetration at that location. The structural notes do require sleeves for all piping passing through foundations, slabs or masonry walls, yet <strong>no specific sleeve location is coordinated between the gas plan and the structural plan.<\/strong><\/p>\n    <div class=\"fl-cd-finding-meta\"><b>Affected Sheets:<\/b> P-106, M-103, S-3.0, S-8.0 &nbsp;&middot;&nbsp; <b>Estimated Cost Exposure:<\/b> $6,625 &ndash; $20,750<\/div>\n  <\/div>\n\n  <div class=\"fl-cd-finding\">\n    <div class=\"fl-cd-finding-head\">F008 &middot; High &middot; Electrical<\/div>\n    <div class=\"fl-cd-finding-title\">Panel AIC Rating Contradicts Itself on the Same Sheet<\/div>\n    <p>On sheet E-106 the panel schedules for Panel A and Panel B both list an interrupting rating of 10,000 AIC in their headers. The riser diagram printed on that same sheet specifies both panels and the main disconnect at 22K AIC. <strong>The set therefore carries two different fault-current ratings for the same equipment, roughly a sheet apart,<\/strong> which is a difference that matters for fault current protection rather than a drafting nuisance.<\/p>\n    <div class=\"fl-cd-finding-meta\"><b>Affected Sheets:<\/b> E-106 &nbsp;&middot;&nbsp; <b>Estimated Cost Exposure:<\/b> $8,000 &ndash; $25,000<\/div>\n  <\/div>\n\n  <div class=\"fl-cd-finding\">\n    <div class=\"fl-cd-finding-head\">F021 &middot; Medium &middot; Mechanical \/ Architectural<\/div>\n    <div class=\"fl-cd-finding-title\">Bathroom Exhaust Penetrations Missing From the Roof Plans<\/div>\n    <p>Mechanical plan M-102 calls out 4&Prime; exhaust ducts through the roof with cap and bird screen at Bathroom&nbsp;#5, Bathroom&nbsp;#1 and the Master Bathroom. The architectural roof plan A-203 shows no penetration locations for any of them, and the structural roof plan S-5.0 shows pre-engineered wood trusses without indicating where those penetrations fall. <strong>Each of those roof penetrations needs to clear a truss and needs a flashing detail,<\/strong> and neither question is answered anywhere in the set.<\/p>\n    <div class=\"fl-cd-finding-meta\"><b>Affected Sheets:<\/b> M-102, M-103, A-203, S-5.0 &nbsp;&middot;&nbsp; <b>Estimated Cost Exposure:<\/b> $1,933 &ndash; $6,167<\/div>\n  <\/div>\n\n  <h2>Why Findings Like These Survive Sign-Off<\/h2>\n  <p>None of the three above is a mistake by anybody on the design team. Each one survives review for a structural reason, and the reasons repeat from project to project:<\/p>\n  <ul class=\"fl-cd-pts\">\n    <li><strong>The conflict lives between two sheets that different people drew.<\/strong> The plumbing engineer drew a correct sleeve detail and the structural engineer drew a correct slab, so the only place the problem exists is in the comparison that nobody was assigned to make.<\/li>\n    <li><strong>The calculation package is treated as backup rather than as drawings.<\/strong> Energy models, Manual&nbsp;J runs and structural calcs get submitted, stamped and filed, and they very rarely get read back against the sheets they are supposed to describe.<\/li>\n    <li><strong>An internal contradiction reads as correct on either page alone.<\/strong> A reviewer looking at the panel schedule sees a valid rating, and a reviewer looking at the riser sees a valid rating, so the contradiction only appears when the two are held side by side.<\/li>\n  <\/ul>\n  <p><strong>Flikt.AI reads the white space between drawings, and it reads the package behind them.
