  • Markup, redlines and distribution. Opening a PDF set, drawing on it, stamping it, and getting the marked-up version to the field. This is the most common use and the easiest to replace.
  • Quantity takeoff. Measuring areas, lengths and counts off the drawings to build a bid. This is a specialist job with specialist competitors that are often better at it than a general markup tool.
  • Overlay and revision comparison. Putting the new sheet on top of the old one to see what the design team changed between issues.
  • Automated checking of the documents themselves. Something reading the set and telling you where it contradicts itself. This is the one people assume is included, and it is the one that is mostly not.

What Revu costs now, and what each tier includes

Bluebeam sells Revu as an annual per-user subscription in three standard tiers — Basics at $260 per user per year, Core at $330, and Complete at $440. A fourth tier, Max, launched globally on 19 May 2026 at $590 per user per year as an introductory rate, locked through the 2027 renewal. Max is the only tier that carries the AI features; the three tiers below it do not include them.

That per-seat structure is the reason most switching conversations start. A six-person preconstruction group on Complete is roughly $2,640 a year in licences before anyone reviews anything, and the number scales with hiring rather than with how many plan sets you actually process. If your seat count is stable and everyone uses Revu daily, the licences are cheap relative to their output and you probably should not be shopping at all. If half the seats exist so that somebody can open a PDF twice a month, that is the part worth pulling out.

One structural note before the alternatives: seats and per-project services are priced on different axes. A licence bills whether or not a project comes in the door. A per-project review bills when a set does. Neither is inherently cheaper — it depends entirely on your volume, which is worth working out on paper before you decide.

If the job is markup, redlines and distribution

This is the most crowded and most replaceable category. What you lose in a switch is usually the depth of Revu’s construction-specific tool sets and its Studio sessions, where several people mark the same document live. What you gain is either a lower bill or one less place your drawings live.

  • Adobe Acrobat. General-purpose PDF editing and commenting. Fine for reading, stamping and light redlining; it is not built around construction workflows, so measurement and tool-set behaviour will feel generic to anyone used to Revu.
  • The drawing tools inside your PM platform. If you already pay for Procore or Autodesk Construction Cloud, both carry drawing registers with markup, version control and distribution built in. For a lot of teams this quietly removes the reason half the Revu seats exist — the set is already there, current, and shared.
  • Revizto. Issue tracking and coordination across 2D and 3D in one environment. Heavier than a markup tool and priced accordingly; it makes sense when coordination issues, not redlines, are the actual output.
  • Free PDF readers. For anyone whose real need is opening and printing sheets, a reader costs nothing. Audit your seat list for this case first — it is usually the fastest saving available and it requires switching nothing.

If the job is takeoff and quantities

Takeoff is where Revu is most often replaced by something better rather than something cheaper. Dedicated takeoff platforms carry assemblies, cost databases and estimate outputs that a markup tool does not attempt.

The usual candidates are STACK, PlanSwift, On-Screen Takeoff and the Trimble estimating tools. They differ mainly in how tightly the takeoff feeds an estimate and how much setup the assembly library needs before it pays off. If your estimators are doing manual measurement in Revu and then retyping the results into a spreadsheet, the retyping is the cost you are actually paying, and any of these removes it.

Two things to check before switching: whether the tool ingests the PDF format your architects actually issue, and whether the license is per seat or per user per month, because takeoff tools are often priced very differently from markup tools.

If the job is clash detection between models

Navisworks and Solibri are the established answers, and neither is really a Bluebeam alternative — they are a different category that people arrive at from the same search. They federate discipline models and test the geometry for hard clashes where solids intersect and clearance clashes where objects come closer than a tolerance you set.

The condition attached to all of it is that every discipline has to have produced a model. On light commercial, tenant improvement, and most residential work, they have not. The mechanical subcontractor’s ductwork exists as a line on a 2D sheet, the structure exists in a different consultant’s file, and there is nothing for a clash engine to compare. That is not a criticism of the software; it is a description of how most of the market documents its buildings.

So if your sets are 2D, model-based clash detection is not the alternative you are looking for, and the search should move to the fourth job. If the job is finding contradictions inside a 2D set

This is the job people assume their markup licence covers, and it is worth being precise about what is and is not available.

Bluebeam’s Max tier does include automated checking, and the published check list is specific. According to Bluebeam’s own support documentation, Smart Review covers document health (blank sheets, sheets missing from the index, non-unique sheet numbers, missing referenced sheets), gridline coordination between structural and architectural gridlines across sheets, door tag validation against the door schedule, and plumbing tags that do not appear on the plan. Those are real, useful checks — particularly the gridline one, which is genuinely cross-discipline.

The documented constraints are equally specific, and they are in Bluebeam’s support docs rather than on the product page: the AI features are preview features on Revu 21, the review is optimised for US vertical commercial construction, it is imperial only, it works on top-view plan drawings rather than sections, elevations or details, tag matching is exact and case-sensitive, the tag check runs in one direction only, and files upload to Bluebeam’s cloud. The gap that leaves is the one that generates RFIs: a duct routed through the depth of a beam, a ceiling height that the mechanical sheet cannot physically achieve, a spec section that calls for an assembly the drawings do not show, a panel schedule that does not match the equipment it feeds. Those live in the relationship between two sheets drawn by two different consultants, and nothing catches them except somebody — or something — reading both.

What the contradictions in a real set actually look like

We catalogued this rather than guessing at it. The pattern is consistent enough to plan around:

  • Architectural and Electrical is the single most conflict-prone interface, at 11.1% of everything found. Architectural and Mechanical is second at 9.4%.
  • Architectural drawings are involved in about half of all conflicts. The architectural set is the coordination hub that every other discipline has to reconcile against, which is also why an architectural revision quietly invalidates so much downstream work.
  • About one conflict in four is intra-discipline, a set contradicting itself — a plan disagreeing with its own schedule or detail. Any review process built purely around cross-discipline overlay misses that quarter entirely.
  • Density varies enormously by project. Across the sets we have catalogued, the rate runs roughly 7 to 10 conflicts per 100 sheets, but a small renovation set can be far denser than a large repetitive multifamily set. Treat that as a description of what we have catalogued, not as an industry rate for your job.

A clash discovered in the field — after the material is bought and the crew is standing there — averages around $1,500 and roughly half a week of schedule once the trailing trades stack up behind it. A change order that comes out of one runs $10,000 to $50,000.

Set that against the licence conversation. Trimming two markup seats saves a few hundred dollars a year. Catching one duct-through-beam before the mechanical rough-in saves more than that in a single finding. Both are worth doing; they are just not the same decision, and teams tend to spend all their energy on the first one.

How to choose

A workable order of operations, in the order that actually saves money:

  • Audit the seats first. Count how many licences exist purely so someone can open and print a sheet. Those move to a free reader today with no workflow change and no migration.
  • Check what your PM platform already does. If drawings already live in Procore or Autodesk Construction Cloud, the markup and version-control job may already be paid for twice.
  • Move takeoff to a takeoff tool. If estimators are measuring in a markup tool and retyping into a spreadsheet, that is the expensive habit, not the licence.
  • Keep Revu where it earns its keep. For heavy daily markup, Studio sessions and construction-specific tool sets, there is no cleaner replacement, and switching costs real productivity. Most teams should be trimming Revu, not leaving it.
  • Handle the reading pass separately. Whether you buy it, hire it, or assign it internally, decide explicitly who reads the set against itself before the bid goes out, and if you are assigning it internally there is a checklist for that pass.
