For Preconstruction Teams

Bid the scope that’s actually in the drawings.

GMP is due Friday and the structural set landed Tuesday. A missed scope isn’t a future RFI — it’s a hole in the number you’re about to hand the owner, and it surfaces at the worst possible point in the schedule. Flikt reads the whole set the day you get it and shows you the gaps, conflicts and unpriceable details before you commit to a price. Same day, so it fits inside the bid window.

Preconstruction sells a promise: the documents were read before the money was committed. The constraint was never your team’s judgment — it was the hours between issue and GMP. A four-hundred-sheet set lands, and what gets cross-checked is whatever fits the review window.

The reality

Coverage becomes a schedule decision

Three things preconstruction leaders say about the same constraint.

Precon’s product is certainty at GMP. Every sheet nobody got to is either contingency you carried or a change order you argue later.
“The set landed Thursday. GMP is Monday.”

Which sheets get read against each other stops being a scope decision and becomes a calendar decision. The reviewer was never the bottleneck — the window is.

“Model coordination doesn’t start until we’re awarded.”

Model-based clash detection answers a geometric question, after a model exists. At design development there is no geometry to intersect — but the documents already contradict each other.

“We carried contingency for what we couldn’t verify.”

Unreviewed pages get priced as risk. A documented cross-check narrows what has to be carried, and shows the owner why.

How precon teams run it

A pass at every issue, not one at the end

1

Every milestone, not just IFC

Run the set at DD, at 50% CD, at 100% CD, at IFC. Each issue is a fresh cross-reference across all 16 disciplines, and a revision is compared against the prior issue — so you see what the new set changed and what it did not fix.

2

Findings your team adjudicates

Every finding names the sheets, the discipline pair, and the specific contradiction, linked into the set. Your reviewer confirms it or dismisses it. The call stays with the person who signs the estimate.

3

A line item on the job

Per-project pricing, published on the site — a fraction of the preconstruction fee it strengthens. It bills to precon services or general conditions like any other job cost: no seats, no annual commitment, no procurement cycle between deciding and running the set. See pricing.

Being precise about it

What this does not replace

It does not make the constructability call. Whether a detail can actually be built, in the sequence and the space available, is a judgment your reviewers make and your owner is paying them for. Flikt does the throughput half — reading every sheet against every other sheet and against the specifications — and hands back a located, cited list of the places the documents do not reconcile. How that fits a constructability review, and where this is the wrong tool for the job.

Each of these is read against every other one — that cross-reference is where the conflicts live. See the finding types that come back, or open document QA review for what is missing from the set rather than contradicted in it.

Running smaller jobs too? The same review is priced for the mid-market pipeline on plan review for general contractors. Standardizing it across every active project is the enterprise tier.
